Finding your feet for retail success

With Danni Toshack, Senior Property Consultant ACORPP Brisbane

ACORPP is pleased to have been part of the new wave of suburban retail hubs opening up across Australia. With ARIA Properties creating and developing an exciting new suburban retail hub at Yeronga, in Brisbane, ACORPP was contracted by LAKE Homewares to source and negotiate a lease for their new premises. The newly renovated and beautifully appointed building in Orontes Street will be opening soon and will showcase, LAKE Homewares as the new and innovative creation of Emma Ross. Emma is a local lifestyle stylist who has brought a true sense of style to the development.

After spending over 16 months struggling through the retail minefield, LAKE Homewares were done dealing with their self-appointed task of finding a location and so looked to us to find the perfect retail space. We were happy to accommodate them and in a matter of mere weeks, only 7 weeks from engagement through to the signing of the lease, we had found the perfect place. We went to great lengths to ensure that we found the ideal site, one that met all requirements of location, size and budget. These type of small strip, retail hubs are part of a growth industry which is gaining in popularity, of which Emma and LAKE Homewares are now an integral part.

ACORPP understand that most people don’t possess a detailed understanding of the corporate property market which is why we make it our business to make your business our priority, so that you get the very best deal available. The property advisory team from ACORPP provided independent tenant representation  and were responsible for negotiating the tailored lease terms specific to LAKE Homewares individual requirements. Our efforts yielded a structured contract involving both rent free and half-rent periods, allowing the business the opportunity to achieve considerable growth during the initial twelve-month period. This was a serious gain for the business which enabled them the best available terms on which to build their new success.
