Tenant Representation & Project Management

Project:ACORPP as Project Managers/Superintendents were involved with West Coast Energy throughout their search for a new site that would enable them to consolidate their workforce and upgrade to a better facility. The Facility is situated in the new development area at Jandakot Airport and sits on a 10,500 sqm site which houses a 1,320sqm office and mezzanine area, plus a 3,000 sqm workshop with surrounding hardstand. ACORPP’s advisory team provided independent advocacy for structuring through to Lease and the Project Team worked during this process in establishing the service agreement and proposed design with Jandakot Authority. 

 

Client Brief: In order to maximise the available site that would ensure West Coast Energy’s future requirements were met, ACORPP Project Management Team worked closely with West Coast Energy and Jandakot Authority in establishing a full brief and design. Once this was established ACORPP worked as Client Representative during the Construction phase and Superintendent during the fit out process. 

 

Issues Encountered: West Coast Energy had strict budget and timelines that had to be adhered to. Any requested changes both to the Base Build or Fit Out were vigorously checked and subsequently discarded if they proved to be of no value to the overall operations of the site. However many additional items were added during the project, in particular a full Security and CCTV system. This was able to be carried out due to continuous cost analysis and competitive tendering carried out prior to the Fit Out process. Thus establishing savings that could be utilised elsewhere.

Contract Outcomes and Financial ManagementThe project completed successfully and despite the added major items, well within the required budget.
