Health Corporate Network (HCN) provides finance, human resource and supply functions to WA Health. ACORPP was engaged in September 2011 to provide Review Accommodation Requirements, Prepare Accommodation Brief and Expression of Interest and Negotiate the lease on the preferred site.

Overview

Health Corporate Network (HCN) provides finance, human resource and supply functions to WA Health. HCN Supply is responsible for procurement, invoice payment and warehouse and distribution services. HCN Supply made a decision to close the existing HCN warehouses located at Royal Perth Hospital and Fremantle Hospital and move to a single metropolitan distribution and warehouse facility to service WA Health.  

Project

ACORPP was engaged in September 2011 to provide the following services:

Review Accommodation Requirements: In consultation with HCN and their existing consultants review the accommodation requirements for the new Distribution and Warehouse Network facility.

Prepare Accommodation Brief: Based on the above review, prepare an Accommodation Brief covering the following items:

   

- Site – size and location, i.e. proximity to public transport, freeways, public amenities etc
- Office space requirements including projected staff growth and any functional relationships between sections/branches.
- Warehouse space requirements.
- Architectural requirements, i.e. quality, standards, design features.
- Building services, i.e. electrical, mechanical, hydraulic, security.

Expression of Interest: Undertake an EOI exercise to identify all suitable leasing proposals within the Perth Metropolitan Area. Analyse and review the responses and prepare a report and recommendation to HCN.

Negotiate the Lease on the preferred site: Negotiate the lease in accordance with HCN's guidelines.

Problem Solving

In reviewing HCN’s accommodation requirements and developing the Accommodation Brief, ACORPP coordinated the input from HCN’s appointed architects and engineering consultants.The preferred option was a new purpose built development in Jandakot, which involved ACORPP negotiating and agreeing the terms and conditions for the lease with the developer and then coordinating the preparation and execution of an Agreement for Lease and Lease document.
