ACORPP were appointed by Network Ten to provide property strategy, relocation site selection, lease negotiation and project management when TEN Perth were ready to move from their 28 year old studio in Dianella to their new cutting edge premises in Perth’s fringe location in Subiaco.

The move was an integral part of TEN’s commitment to deliver the highest standard in television broadcasting through high-tech television stations that are industry leading in the digital era. Despite market conditions for tenant relocations being optimal with plenty of available stock, reduced rents, and increasing incentives, the technical and operational aspects of the business limited the number of suitable premises. Nonetheless, an exhaustive search was conducted resulting in finding the right premises in an off-market opportunity. Negotiations were protracted due to specific requirements on both sides however ACORPP were proactive to ensure critical constraints were adequately addressed and maintained. This resulted in a market competitive lease deal, on time and on budget.

ACORPP’s project management were also engaged at the onset of the project, initiating and managing a briefing process with the client and all key stakeholders to bring together a Project Definition Plan (PDP) that provided an overview and set the direction of the project. ACORPP proceeded with the procurement of a project design team, including specialist consultants such as acoustic consultants, and managed the design development. In the early stages, it was crucial to capture all of Network Ten’s specialist requirements, which was a design challenge considering the new Studio was breaking the traditional mould and was designed in the middle of the office floor to transition with TEN’s new workplace design.

The project programme was managed very strictly by ACORPP as the practical completion and relocation was governed by the handover date for TEN’s former studio site. An added complexity during the construction phase was the overlap of TEN’s specialist contractors who required early access at specific points of the progress of the fitout works. For example, specialist cabling needed to be done whilst the fitout contractor still had walls open for cabling. ACORPP coordinated the integration of the two programmes to ensure that one did not delay the other. ACORPP attribute the success of this project to understanding Network Ten, their operations and their requirements, which enabled us to tailor the project delivery strategy accordingly.
